What should I look for in a buyer's agent?
You should have an agent who believes that character is what matters the
most. Your agent should be highly experienced and well connected.
I don't want to waste your time. I can meet you at the house and you can show it to me.
I appreciate people who do not want to waste my time. One thing that can
help me do my job better is you talking to me about your situation,
your likes and dislikes, so I can find the right home for you. I'm not a
salesman to meet you at the house. I work with you to find time to show
the house.
Is the Seller paying your commission?
Yes, but every penny is indirectly from the buyer; it's part of the cost of the house.
Do buyer’s agents have access to all the listings?
Yes, they are organized to help you find the best home. You don't need to be concerned about missing out on a better option.
If I see a house listed by any company, or go to an open house by a different agent, can I contact you?
Yes. There is NEVER a situation where you can’t come to me.
What is the downside of having the Realtor represent the buyer and not the seller?
There is no downside for the buyer to receive the value, which has
already been set aside for them. There is no downside to having health
insurance even if you stay well. A buyer’s agent is like an insurance
policy - a living, breathing, wealth producing asset, continually
working in the buyer's favor preventing and solving problems.
Can I save money if I buy directly from an owner, For Sale By Owner (FSBO)?
Without an agent of any kind, you lose all the advantages of third party negotiating. Using an agent saves you time and money.
I can save money if I build a new home because the builder doesn't have to pay a Realtor.
For services and advice from day one until closing, I charge a small
percentage. Most builders have budgeted 15% or more* for profit,
holding costs, weather delays, and for the buyer's agent commission.
Will that be disclosed to a buyer without an agent? Did you know that
builders have a 15% markup?

A Realtor's fee is not money lost. It is an investment. It is time saved, money saved, and insurance against the trouble and misunderstandings you never want to face. All parties involved are well served. Your Realtor is there for you before, during, and after the transaction.
What if I hire you as my agent and then don't buy?
There is no obligation if you don't buy. If buying is not the right thing at this time for you. I’ll encourage you to wait.
We want to sell and buy. Do we pay you twice?
As a seller, you pay once - half to the marketing agent and half to the
agent with the buyer. As a buyer, your obligation is paid from the
seller’s proceeds.
